Frequently Asked Questions
Straight answers about our land in Lake Placid, how owner financing works with us, and what to check before you buy.
Buying one of our lots
What land do you have for sale?
We currently list 6 residential lots in Lake Placid, Highlands County, Florida, priced $15,500 to $21,900 cash. Each one has its own page on our Land for Sale page with the parcel ID, zoning, flood zone, utilities, map and financing terms.
How do I ask about a lot?
Fill out the short form on the lot's page or our contact page — just your name and phone number. We'll text or call you, usually the same day. Asking is free and there's no obligation.
Can I visit a lot before I buy?
Yes, and we recommend it. Every listing page has GPS coordinates and a map link so you can drive out and see the lot from the road. Visit after a heavy rain if you can — it tells you a lot about drainage.
Are there any fees besides the price?
There's a one-time $249 document fee on both cash and financed purchases. After you own the land you'll pay annual property taxes, and you'll want to budget for title insurance or a survey if you choose to get them.
Owner financing
Do you offer owner financing?
Yes. On our current lots, owner financing starts with $349 to $2,900 down and $349 to $399 a month for 60 months, depending on the lot.
Do you check my credit?
No. Our owner financing has no credit check and no bank approval.
Is there interest on owner financing?
Our plans have no separate interest rate, but paying over time costs more than paying cash. For example, 260 Deerwalk Ave is $15,749 all-in with cash and $21,538 in total with financing. Every listing page shows both totals so you can compare.
Can I pay it off early?
Yes. There's no prepayment penalty, so you can pay off the balance early and get your deed recorded sooner.
When do I get the deed?
With cash, the deed is recorded in your name at closing. With owner financing, the deed is recorded in your name when the land is paid off. Ask for a copy of the agreement before you sign so you know your rights while you're paying.
Can I build on the lot while I'm still paying for it?
Ask us before you sign — it depends on the agreement. Many land sellers require the land to be paid off first, and most construction lenders want you to hold the deed.
The land itself
What can I build on these lots?
Our current lots are zoned for single-family homes (R-1 in Sun N Lakes Estates, R-1A in Placid Lakes). Highlands County's code allows a site-built or modular home in R-1A and excludes mobile homes. Confirm the home type you want with Highlands County Development Services before you buy.
Can I live in an RV or camper on the lot?
Not full time. Temporary RV occupancy during active home construction may be allowed by permit — check with the county first.
Are the lots in a flood zone?
Our current lots are in FEMA flood zone X, which means minimal flood hazard. Check the exact parcel on the FEMA flood map yourself before buying.
Do the lots have water and sewer?
No. Plan on a private well and a septic system. The septic permit comes from the Florida Department of Health in Highlands County and usually requires a soil evaluation. Get quotes from local contractors before you buy.
Is there an HOA?
Our current lots have no HOA. Some Sun 'N Lakes lots may carry a recreation district assessment on the tax bill — ask us about a specific lot.
How much are property taxes?
Vacant lots in Highlands County usually carry low annual tax bills compared with coastal Florida, often a few hundred dollars or less. We list the amount on each lot when we have it; you can also look up any parcel on the Highlands County Property Appraiser website.
